The thing is, these properties can be wildly different, such as size, location, accessibility, quality of improvements and certainly the type of vineyard. With all of these factors in play it can be difficult to wrap your mind around the metrics for this type of real estate. Napa Sonoma Vineyard Estates For Sale
Obviously, some of the main motivation to purchase in Sonoma County and the Napa Valley is the lifestyle, more space, natural beauty and of course the wine (that is the vineyards that produce wine). Many buyers are interested in purchasing a vineyard estate that has a small vineyard to tinker with or something larger that takes on a more commercial flavor. Additionally, there are also those that want to start with something more earthy, to purchase land with a vineyard and build their dream home. Further, you can find it all in Sonoma County and Napa Valley vineyard real estate.
Helpful Metrics
Additionally, without going completely off the deep end and inundating you with various nuances that impact each property and location, I wanted to share more basic parameters that you might find helpful for vineyard estate and vineyard real estate properties. These parameters can help you gauge local activity such as days on market, difference between asking and sales price etc…
For our purposes, focusing on vineyard estates and planted vineyard land I have used the following parameters:
- 5 acre minimum property size
- At least 1 acre or more of vineyard
- Sonoma County – minimum sale price of $1,500,000+
- Napa Valley, minimum sale price of $2,000,000+
As a result, you will see the number of sales for 2021 in each category along with days on market, property size, house size and the difference between asking and sales price. Furthermore, there is also a link to download the specific property summary for each segment.
Sonoma County Vineyard Estate Sales – 2021
Accordingly, in 2021 there were 37 vineyard estates sold throughout Sonoma County. Then, property sizes ranged from 5 to 113 acres. The homes were anywhere from 792 to 7,851 sqft in size.
