Buying a home, vineyard or winery in Sonoma or Napa & Video

Are you considering a move to wine country?  Does the image of rolling hills, rows of vineyards in a bucolic setting come to mind?  If so, purchasing a home, vineyard, or winery real estate may be your next step.  Amazing food, spellbinding scenery and interesting people.  Further, are you drawn to the rugged Sonoma Coast where Pinot Noir vineyards rise above the fog.  Cabernet more your jam, does the Napa Valley appeal?  Would you rather be close to creature comforts like downtown Healdsburg  and feel more at home?

Are you a farmer looking for the ideal vineyard or ground to grow world-class wine grapes?  Or, are you a winemaker in the wine business looking for a winery?  One thing to keep in mind, wine country real estate is not black and white.  Due to the various components that can make up a wine country property, there is a great deal of nuance when considering a home, vineyard, or winery real estate purchase.  Be sure to work with someone who knows the territory.

Do you want modern chic or does a traditional farm house have more appeal?  Are you looking for public infrastructure like a water and sewer or are you interested in having a private well and your own septic system?  Is your property zoned as residential, diverse ag or something else?

Looking to buy a vineyard?

Is your inner farmer longing for a place among the vines?  Are you a commercial investor looking for a long term return?  What varietal tickles your fancy?  Red, white, Cabernet Sauvignon, Pinot Noir or something more obscure?  Which AVA is appropriate, does it matter?  What are the soils, what is the water source, rootstock and clones?   Is anyone buying the grapes?  Who does the farming?

Getting into the wine business or looking for a winery to buy?

A winery can take on many shapes and sizes, from a garage to a warehouse, to a full on Chateau or Castle.  Do you have a business plan or are you making wine for fun?  Do you already have wine brand? What entitlements does the winery have?  Public or Private tasting, or does it allow for tastings at all?  How much wine can you produce?  Is the waste-water system adequate?  How many events can you have?  Consequently, there are many things to consider, especially when buying a winery.

Further, there are many factors when considering a home, vineyard, and winery real estate purchase.
