Sonoma County and Napa Valley Vineyard Real Estate Market Data, a Look Back at 2021

Real estate markets are local.  From Healdsburg to Sebastopol in Sonoma County, and Calistoga to Yountville in Napa Valley, wine country real estate is unique.  Whether you are buying or selling it is always good to have insight into local real estate markets. The thing is, these properties can be wildly different in size, location, accessibility, quality of improvements and certainly the type of vineyard.  With all of these factors in play it can be difficult to wrap your mind around the metrics for this type of real estate.  Our real estate market has a very unique dynamic once you move beyond more conventional homes, neighborhoods and subdivisions.

Some of the main motivation to purchase in Sonoma County and the Napa Valley is the lifestyle, more space, natural beauty and of course the wine (that is the vineyards that produce wine).  Many buyers are interested in purchasing a vineyard estate that has a small vineyard to tinker with or something larger that takes on a more commercial flavor.  There are also those that want to start with something more earthy, to purchase land with a vineyard and build their dream home.

Without going completely off the deep end and inundating you with various nuances that impact each property and location, I wanted to share more basic parameters that you might find helpful for vineyard estate and vineyard real estate properties.   These parameters can help you gauge local activity such as days on market, difference between asking and sales price etc…

For our purposes, focusing on vineyard estates and planted vineyard land I have used the following parameters:

  • 5 acre minimum property size
  • At least 1 acre or more of vineyard
  • Sonoma County – minimum sale price of $1,500,000+
  • Napa Valley, minimum sale price of $2,000,000+

You will see the number of sales for 2021 in each category along with days on market, property size, house size and the difference between asking and sales price.  There is also a link to download the specific property summary for each segment.

Sonoma County Vineyard Estate Sales – 2021

In 2021 there were 37 vineyard estates sold throughout  Sonoma County.   Property sizes ranged from 5  to 113 acres.  The homes were anywhere from  792  to 7,851 sqft in size.  Final sale prices ranged from $1,679,000  to $8,500,000.  And days on market ranged anywhere from 0  to 1,866.     See the chart and graph below for more details.

In 2021 there were 21 vineyard estates sold throughout  Napa Valley.   Property sizes ranged from 5.24  to 46 acres.  The homes were anywhere from  1,542  to 12,798 sqft in size.  Final sale prices ranged from $2,250,000  to $18,600,000.  And days on market ranged anywhere from 12  to 686.     See the chart and graph below for more details.
