Winemakers Vineyard
The winemakers vineyard was developed for absolute premium results. The organically farmed vineyard was planted to 420A rootstock, grafted to Calera (FPS 90) and 777 clones of Pinot Noir, by an acclaimed local winemaker to be the centerpiece of their impressive Pinot Noir portfolio. Spacing was set a 4′ between rows, and 3′ between vines, closely matching the typical spacing in Burgundy. Its ~1,700 vines were sourced and grafted by Novavine. The Seller’s decision to purchase this property was largely tied to the near perfect location, and aspect, of the site. While the vineyard lies within the bounds of the Russian River Valley, its climate is truly cool-climate of the Freestone area, which is producing some of Sonoma Counties finest Pinot Noir fruit, and allows for extended hang time. Currently the vineyard is in its 4th leaf, and this is the first year fruit has not all been dropped, as the focus has been on establishing a long-term benchmark vineyard, not on immediate production. The buyer can expect to step into its first mature year of production. The vineyard is also being deficit-irrigated, preparing for a future of dry farming. Mature production is expected to be 2-2.5 tons per year, depending on farming practice. A contract is available for the fruit if desired.
Studio / Garage / Barn
The studio / garage has been updated to include a full bath and is ideal for any number of creative pursuits. The transparent door provides for excellent natural lighting and the ability to open up to let the outdoors in. Trees & Gardens
To round things out gardens, trees and mature landscaping abound. Add to that a fully fenced garden area with 16 irrigated beds and you can find plenty to enjoy. Call today for a private tour.

Sonoma Coast Appellation (AVA) – Extreme Coastal Farming
2,000 vineyard acres
7 wineries
The Sonoma Coast Appellation (AVA) extends from San Pablo Bay to the border with Mendocino County. The appellation is known for its cool climate and high rainfall relative to other parts of Sonoma County. Close to the Pacific, with more than twice the annual rainfall of its inland neighbors, it can still be warm enough to ripen wine grapes because most vineyards are above the fog line. Pinot Noir and Chardonnay shine, along with cool-climate Syrah.
