Sonoma Coast AVA – Petaluma Gap Influence
This 56+ acre working vineyard and winery ranch sits in an area known to produce excellent Chardonnay and Pinot Noir as well as Merlot and Syrah. The soils and topography of Black Knight Vineyards has a dramatic range from nearly pure rock along the Dragon Back ridge block to high quality soils within a steep hillside, rolling hills and a flat valley floor. The various topography, soils, elevation and exposure to the Petaluma Gap provide the opportunity to grow superior wine grapes. Terroir. Many local top wine producers have sourced grapes from Black Knight Vineyards.
The property sits along the same hillside range as famous vineyards such as Gaps Crown, Sun Chase vineyards and others. While this 32± acre vineyard property boasts Triple AVA (Sonoma Coast, Sonoma Valley & Bennett Valley) status the true character is that of the Sonoma Coast AVA and major influence from the Petaluma Gap. Black Knight Vineyards consists of approximately 15.5± acres of Pinot Noir, 12± acres of Chardonnay with the balance (5± acres) being made up of Gamay Noir, Merlot and a small section of Poulsard. 5± acres of land remain open with vineyard potential.
Black Knight Vineyards is a working ranch and winery. The property has a 6,000 case wine production permit and a barn that has been converted into a working winery. The winery facility presents an opportunity to lease the winery back to the current tenants, grow your own brand or a combination of both.
Estate Setting & Homes
The ranch also provides a setting to create a world class estate with various beautiful settings. It would be difficult to over improve. One setting provides rolling vineyard views while another presents massive views to the west where you can watch the fog move in from the coast.
There is a guest house of approximately 1,480 SF that faces west with amazing views. It has been remodeled, has 3 bedrooms and 2 baths. A perfect getaway or rental opportunity. The guest house has generated substantial income as a vacation rental in the past.
The 2,250± SF main house is two stories and has been modified over the years. Upstairs provides an open air living room with vaulted ceilings and large dining room with an updated kitchen. A roomy outdoor deck opens up to views overlooking the vineyard and beyond.
Various other outbuildings and storage barns are located on the ranch. As the story goes the stone barn (not the current winery) is a winery from many moons ago.
Make it Your Own
Black Knight Vineyards presents various opportunities: continue as a working ranch, grow premium wine grapes and make wine or develop in to your own Wine Country Dream Estate and farm out the work. The choice is yours.
Sonoma Coast Appellation (AVA) – Extreme Coastal Farming
2,000 vineyard acres
The Sonoma Coast Appellation (AVA) extends from San Pablo Bay to the border with Mendocino County. The appellation is known for its cool climate and high rainfall relative to other parts of Sonoma County. Close to the Pacific, with more than twice the annual rainfall of its inland neighbors, it can still be warm enough to ripen wine grapes because most vineyards are above the fog line. Pinot Noir and Chardonnay shine, along with cool-climate Syrah.
